We recognise that some landlords are unable or just don’t want to be closely involved with the management of their property. Therefore we offer a fully managed service.

Some landlords are very local and would like to manage the property themselves however they are unable to market the property and reference them. So we offer a ‘LetOnly’ service for them

Where we Advertise

A tenant will always look on the internet and we use the largest portal ‘Rightmove’ . Gone are the days when a tenant walks into an office to ask what is available.

Wide Angle Pictures

We have invested in the best photography equipment and wide angle lenses. Therefore we can show your property to its greatest advantage and attract strong interest straight away. There will be a bright photo of every room and outside. This gives the prospective tenant to be half way decided that they want a property before they have viewed it.

Office Location

We are in Chorley. However we don’t operate from a high street shop anymore, as the internet has become the place for tenants to search for properties. This allows us to pass on substantial savings to landlords’ managements fees.

Viewings & Referencing

Viewings are conducted six days a week upto 7pm. These are an opportunity not only to see the property but also to discuss the needs of the tenants and their suitability for the property.
The default requirements from an applicant is that they must;
An employers reference obtained by us.
Be in their current employment for a minimum of three months
A maximum gap of 30 days from their last position which must have been for more than three months
No Adverse Credit (CCJ, IVA)
If currently renting then a landlords or letting agents reference, obtained by us.
Non Smokers & No Pets
To afford a property their gross annual income needs to be more than the monthly rent times thirty. So for a £600pcm rent, a tenants income needs to be a minimum of £18000

If any of these requirements cannot be met, we will discuss them with you before declining the tenant application.

When an applicant secures the property we will take an administration fee and holding deposit from them, this will take the property off the market for one month. The holding deposit is refundable to the tenant as they move in to the property.

The tenant must start the tenancy at the property within 1 month from the date they applied for the property.

Handover Process

We prepare an Assured Shorthold Tenancy Agreement (AST) and Photographic Inventory(Schedule of Condition) among other documents. We will also receive from the tenant the first month’s rent plus security deposit as cleared funds in our account.

To handover a property we meet the tenant at the property, so we can show them how everything works and agree the properties condition. We take utility readings at this point.

After handover we post a copy of the tenancy agreement and a copy of the photos on a CD, along with an invoice. We arrange for the tenant to pay the rent to us via standing order. The bond will be held by the ‘Deposit protection service.’
Within two days we will transfer into your bank account the balance of the first months rent minus our fees for finding your tenant as well as the management fee for the first month.
The first week often has many questions from a tenant, we ensure they are settled and deal with any problems or maintenance from now on. We will advise you of any maintenance required before we do it, unless it is of an emergency need.
When the tenant finally gives one month’s notice to leave we will remarket your property to aim to relet it before the current tenant leaves and therefore keep any empty periods to a minimum.
A substantial part of the management of your property is the handback process. We ensure the tenant leaves the property as they found it, and give them detailed instructions on how to do that. If not, we arrange any remedial work and deduct the cost from their deposit, then negotiate the return with the Deposit Protection Service.
We pride ourselves on the speed of letting and short empty periods, so we ensure your property is ready to let as quickly as possible.

 

 

Let Only Service (Tenant Find)

For the Let Only service we will do everything that we do in the fully managed service however the ongoing management and maintenance of the property will be your responsibility.
Once the handover process has been completed, we will post to you the original tenancy agreement, meter readings, original photographic inventory on a CD, a copy of the application form with all of the tenants details and an invoice.

It is your responsibility to insure the security deposit in a Deposit Protection scheme such as myDeposits, The DPS or TDS.
When managing a property yourself it is good to introduce yourself, so you can ensure they have settled in. We would have given the tenant your phone number, email and contact address. Then arrange to inspect the property no more often than every three months.

Handback (end of tenancy)

Your tenant gives notice direct to you in writing. There is no need to wait until they leave before we can market your property, the contract you have with them allows us to advertise and conduct viewings in the last month. The sooner you get in touch with us the sooner we can find a new tenant. As we let the property to those tenants we already have a good relationship and can often smooth the process.
