Administration/Referencing Fee

This fee is payable by each tenant over the age of 18 who will be permanently living at the property and has their name on the tenancy agreement. This covers a credit check, employment reference and prior landlord reference, agreeing the terms of the tenancy on behalf of the Landlord, preparing an Assured Shorthold Tenancy Agreement, check-in and photographic inventory given to you on a CD. Payment of this fee also holds the property for you,  for seven days until referencing is complete. It is non refundable once we have started the unless the Landlord declines the tenancy, that otherwise would have passed references. A tenancy must start within one month of the application date.

Holding Deposit

When referencing is complete and then is not due to start for a further three weeks we ask that you pay a holding deposit of £150. This holding deposit is deducted from the balance payable prior to your check in. This is to protect the landlord against prospective tenants who change their mind and withdraw from the process.

We do not charge a tenant to extending their tenancy at the end of an agreed fixed term.
